How much can a landlord increase rent in Ireland from 1 March 2026?

The cap

From 1 March 2026, rent increases in most tenancies are capped at the lower of 2% a year and the rate of inflation (CPI). Properties first built/let after 10 June 2025 are limited to CPI. Tenancies now run for 6 years. Tenancies that began before 1 March 2026 keep the old rules.

Example

If CPI is higher than 2%, the cap is 2%: a rent of EUR 2,000 a month could rise by at most EUR 40 to EUR 2,040. If CPI is 1.5%, the cap is 1.5%: at most EUR 30, to EUR 2,030. This is arithmetic on the rule, not a statement of the current CPI figure.
