Rent increase limits in Ireland (rent pressure zones): the 2026 rules

As of 2026-10-04. Information, not legal, tax or financial advice.

The rule in force from 01/03/2026

From 1 March 2026, rent increases in most tenancies are capped at the lower of 2% a year and the rate of inflation (CPI). Properties first built/let after 10 June 2025 are limited to CPI. Tenancies now run for 6 years. Tenancies that began before 1 March 2026 keep the old rules.

This page summarises the national rule only. It does not list individual rent pressure zones or notice requirements; check the RTB for your tenancy. For what rents actually are, the paid rent check returns the CSO/RTB average rent for a county, town or Dublin postal district with 4- and 12-quarter trends.
