The Help to Buy incentive for first-time buyers of new homes (and self-builds) refunds the lowest of:
It applies where the contract is signed (or, for a self-build, the first drawdown is made) between 23 July 2020 and 31 December 2029.
On a EUR 350,000 new home, 10% is EUR 35,000, so the cap is EUR 30,000. On a EUR 250,000 new home, 10% is EUR 25,000, so the cap is EUR 25,000. In both cases the actual refund can be lower if your tax paid is lower.
These figures are an upper bound. Eligibility conditions (first-time buyer status, mortgage or deposit requirements, property conditions) apply and are set by Revenue. Whether the purchase value is VAT-inclusive was not confirmed from the Revenue page.
